The phase still selling
Nourelle is the newest addition to Madinat Jumeirah Living and, at the time of writing, the only phase in the neighbourhood the developer still shows as having properties available. Meraas has designed it as three residential buildings joined at height by a skybridge, which is a departure from the low courtyard blocks that make up the older phases and gives the release a taller, more urban profile. The apartments run from one to four bedrooms, and the developer's published starting price is AED 3.68 M. For a buyer who has watched every other Madinat Jumeirah Living phase sell out before they could act, this is the one where a new contract is still possible.
The skybridge is the part that separates Nourelle from its neighbours. Rather than putting the shared facilities at ground level, the developer has lifted them into the link between the buildings, where the amenity deck carries an infinity pool, sky gardens, a gym and a yoga studio. At ground level the scheme keeps what the neighbourhood is built around: pocket parks, gardens, kids' play zones, day care centres and community stores within walking distance of the front door. The elevations are the other change of register, with straight lines, deep cut-outs and planting set into the facade rather than the wind-tower detailing used in the earlier phases.
Because this is a live off-plan release, the construction stage matters more than the renderings. Meraas reports that enabling works are under way, shoring is complete and piling is in progress on the foundations, with procurement for the main building works running alongside; the developer expects piling to finish and superstructure works to begin in the following quarter. That places Nourelle at the beginning of its build rather than near the end, so a buyer should plan on a multi-year wait, read the completion date written into the sale and purchase agreement rather than any marketing date, and price the risk accordingly. Meraas publishes floor plans for the one, two, three and four-bedroom layouts.
The developer files Nourelle under Umm Suqeim, and its published drive times put Sheikh Zayed Road 2 minutes away, the nearest mall and Dubai Media City 5 minutes, Dubai Internet City 8 and Dubai International Airport 25. That combination, a walkable low-rise neighbourhood next to Souk Madinat Jumeirah with a motorway junction two minutes out, is what makes the address work for people who commute to the Media City and Internet City cluster.
