Cherrywoods is one of the quieter entries in the Meraas portfolio and the developer's published material on it is short, so it is worth saying plainly what the place is. It is a gated community of three and four-bedroom townhouses in Dubailand, laid out on tree-lined lanes with landscaped gardens between the terraces rather than a central boulevard. There are no apartments and no towers. The developer describes bicycle and running tracks, a fitness centre, a swimming pool, a clubhouse and tennis, squash and basketball courts inside the gates. That is the whole of the offer, and for the families who live there the simplicity is the point.

The position is the thing most buyers weigh up. Meraas places Cherrywoods at the junction of Emirates Road and Al Qudra Road, which puts it on the inland ring rather than on the coast. From there the developer counts five kilometres to Motor City, Dubai Sports City and both phases of Arabian Ranches, ten kilometres to Dubai Investment Park, and twenty kilometres to Al Maktoum International Airport, with Burj Al Arab and Madinat Jumeirah a little further out on the figures set out below. In everyday terms it is a car-based address: pleasant and low-traffic within the gates, and a drive to almost everything outside them.

The households here are mostly families with school-age children who wanted a garden and a second reception room for the money that a two-bedroom apartment costs closer to the sea. Because the surrounding districts are established, the practical support network is already built: the supermarkets, clinics, vets and nurseries of Motor City, Arabian Ranches and Sports City are the nearest cluster, and residents tend to treat those as their high street. That is also where the school run goes. Meraas publishes no school inside Cherrywoods, so buyers with children should confirm places and bus routes in the neighbouring communities before committing to a purchase.

Day to day, the community is built around outdoor use rather than retail. The pool and clubhouse are the social centre, the running and cycling tracks loop the community, and the courts are shared. There is no beach here and no lagoon; residents who want sand drive to Jumeirah or Kite Beach at the weekend. What Cherrywoods offers instead is space, low density, and streets quiet enough that children cycle on them, which is a genuinely different proposition from the seafront Meraas addresses and should be judged on its own terms rather than against them.

On availability, be clear: Cherrywoods has been delivered and Meraas does not hold stock in it, so every purchase is a resale from a private owner and every tenancy is with an individual landlord. Because the community is small, listings are thin and prices move on a handful of transactions rather than a broad market, so a buyer should be patient and a seller should not read too much into one comparable. Ask for the current service charge, the condition of the roof and air-conditioning units on any resale, and whether the plot has been extended or the garden landscaped, since those vary house by house here.
