Meraas homes for sale in Dubai — Wincasa Properties, authorised sales partner

Film of Meraas destinations across Dubai

What Wincasa does for a buyer

The developer builds; Wincasa sells. These are the six things a buyer gets from going through us rather than straight to a show apartment.

  • One desk, every Meraas address

Fifty projects across fifteen master developments, compared side by side instead of one sales centre at a time.

  • The developer's price, unchanged

You reserve on Meraas's own price list and payment plan. Wincasa adds nothing to it and takes no fee from you.

  • Honest availability

Most Meraas projects are sold out or handed over. We say which, and point you to resale or to what is genuinely still selling.

  • Escrow, not the broker

Instalments go to the project's escrow account under Dubai Land Department rules. No payment is ever made to Wincasa.

  • The paperwork, handled

Reservation, sale and purchase agreement, Oqood registration and handover — prepared with you and chased with the developer.

  • After the keys

Letting, resale and service-charge questions do not stop at handover, and neither does the adviser you started with.

Bulgari, Nikki Beach and Jumeirah appear on this site only as facts about the projects the developer has built under those names. They are the brand owners' marks and imply no endorsement of Wincasa.

How Wincasa works

Meraas projects, sold by Wincasa at the developer's prices

Wincasa Properties is a Dubai brokerage and an authorised sales partner for Meraas. You reserve on the developer's own price list and payment plan — Wincasa adds no fee to it — and you get an adviser who compares fifty addresses across Dubai instead of selling one.

The land-bank figure is published by Dubai Holding Real Estate, Meraas's parent group, and describes that group rather than Meraas alone. The other figures describe the developer and this site's own listings. None of them describes Wincasa, which is the sales partner and does not build.

Master destinations

Fifteen destinations Wincasa sells in

Each one is a self-contained Meraas master development with its own beach, park, retail and schools. Pick the setting first and the unit second — it is the part buyers most often get the wrong way round.

Why Dubai?

Eight reasons buyers give Wincasa for choosing the city. They are market facts, not forecasts, and none of them is a promise about a particular unit.

Yield and tax positions are general market facts about the UAE, published by the emirate and by market reporting. They are not a Wincasa forecast and are not financial advice — take your own tax and legal advice before you buy.

Tell Wincasa what
you are looking for

Send the brief — budget, bedrooms, whether it is to live in or to let — and a Wincasa consultant replies with the units that actually fit, the developer's current price and the payment plan in writing. No mark-up, no call centre, no obligation.

  • The developer's own price list and payment plans
  • One adviser across all 50 projects, not one sales centre
  • Reservation, sales agreement and escrow handled with you
