Living at Emirates Towers

Jumeirah Residences Emirates Towers is a residential building by Meraas at the Emirates Towers complex in Trade Centre 2, in the middle of the Dubai business district. It is a standalone tower rather than part of one of the developer's master developments, which makes it unusual in the Meraas portfolio: there is no surrounding community to buy into, only the building and the district it stands in. The apartments run from one to four bedrooms, the developer's published starting price is AED 3.51 M, and Meraas currently lists the project as having properties available. Wincasa Properties markets it as an authorised sales partner of the developer.

The building itself is worth understanding in detail, because the design decisions have practical effects. The arrival level sits under a deep cantilever, giving the tower a covered private entrance separated from the street. Inside, Meraas has designed the floor plates without internal columns, so the apartments have uninterrupted spans and the furniture layouts are not dictated by structure — a genuine difference from most towers at this price. The developer publishes floor plans for one-bedroom, two-bedroom with maid's room, three-bedroom, three-bedroom double-height and four-bedroom homes, so the mix runs from a single professional's apartment to a family-sized one in the same building.

High in the building sits a private sky terrace, which the developer describes with lounge seating, an infinity pool and planting, used as the residents' entertaining space above the skyline. Below it, the facility list is long for a single tower: a restaurant, a padel court, a family pool, a children's pool, a social hall, a playground, a pet lawn, a yoga and spinning studio, a multi-purpose space, a private dining area, a fully equipped gym and a private cinema. Meraas also attaches Jumeirah Signature Services to the residences, covering spa treatments, private dining and concierge on request.

On location, Trade Centre 2 is the strip of Dubai that holds the financial and exhibition district, so this is a working address rather than a beach one. Meraas lists One Central at five minutes and The Dubai Mall at seven, with City Walk at ten and Dubai Frame, Dubai Design District, J1 Beach and Bulgari Resort Dubai all inside twenty minutes on the developer's own figures. For a buyer whose day starts at a desk in the DIFC or the World Trade Centre, that is about as short as a Dubai commute gets, and it is the main argument for the building.

What to know before you enquire

This building suits two buyers in particular. The first is someone who works in the DIFC, One Central or the World Trade Centre and wants to stop commuting: at the developer's own drive times, almost everything in that working triangle is inside ten minutes. The second is an investor letting to exactly that tenant, because central Dubai has plenty of office space and comparatively little new residential stock beside it. It suits a beach buyer far less well — there is no community, no sand and no park attached, and anyone who wants those should be looking at Meraas's City Walk, La Mer or Madinat Jumeirah Living addresses instead.

Three things need checking in writing before you reserve. First, the handover: Meraas has not published a completion date on this project page, so ask for the developer's current programme rather than accepting a verbal date. Second, the payment plan: the developer makes one available on request but does not print the split, and Wincasa will not guess at percentages — get the schedule in the reservation documents. Third, the running costs: a tower with a padel court, cinema, pools and concierge carries a higher service charge than a plain residential building, and the rate per square foot should be confirmed alongside what the Jumeirah services cost, since some are included and some are charged on use.
