City Walk Central Park is the park-wide address rather than a single building. Meraas laid out a private park in the Al Wasl district and ringed it with mid-rise blocks, so the homes look inward over lawns and outward across the Dubai skyline. The developer lists the release from one to five bedrooms, and publishes floor-plan sheets covering the one-, two-, three- and four-bedroom layouts, with penthouses above that range. No starting figure appears on the park-wide page, so the price is on request. Wincasa Properties, a Dubai brokerage and an authorised sales partner for Meraas, takes enquiries across every building in the scheme.
The individual buildings each carry their own page and their own release. Castleton, Erin, Fern, Laurel and Thyme are all marked sold out by the developer, which means Meraas is not signing new reservations in any of them. A purchase today is therefore a resale: the seller sets the price, the balance of the original payment schedule passes with the contract, and the developer has to issue a no-objection certificate before the Dubai Land Department will register the change of owner. It pays to name the building you want early, because the five differ in aspect, in height and in how much of the park each one actually faces.
The park is the reason the scheme exists, and the amenity schedule reflects that. Meraas publishes pools and water play areas, landscaped gardens, a running track, a dog park, sports lawns and a skateable stretch of landscape, alongside tennis and squash courts and half-court basketball. Indoors there is a gym and fitness centre, a spa and sauna, and areas set aside for yoga and meditation. Outside, picnic pavilions and barbecue areas sit among the planting, while dining outlets and retail stores are built into the ground floors. It is a long list by Dubai standards, and it is the main thing the service charge here pays for.
Beyond the park, City Walk is a working district rather than a building site. The developer's destination material describes international retail and restaurants along light-filled indoor-outdoor streets, The Green Planet bio-dome, Roxy Cinema, the NoWayOut escape room, and bowling, darts and arcade games at Brass Monkeys. Coca-Cola Arena stands in the same neighbourhood and brings concerts, sport and comedy through the year, while clinics covering general practice, paediatrics, dermatology and dentistry are close by and the Canadian University of Dubai sits inside City Walk itself. Read the park-wide page as an index to all this: the homes are sold, priced and handed over building by building, so the comparison that matters is between the five, not between Central Park and a rival scheme.

Central Park suits a buyer who wants greenery without leaving the middle of the city, and who will genuinely use the park. The whole premium here rests on the landscaped centre and the sports and leisure attached to it; a purchaser who never walks the running track or books a court is paying for something a quieter mid-rise elsewhere in Al Wasl would deliver more cheaply. It also suits families, given the water play areas, the play spaces and the Canadian University of Dubai within City Walk. Visit at a weekend as well as a weekday morning, because the surrounding district draws visitors and the streets are livelier at night.
Because the buildings are sold out but the development is still completing in phases, the mechanics matter more than the marketing. Establish which building a unit sits in, what percentage of the price the seller has already paid, what remains outstanding, and what Meraas charges to issue the no-objection certificate that permits a transfer. Confirm the unit is registered in the seller's name with the Dubai Land Department, and budget Land Department transfer and registration costs on top of the agreed price. Where Meraas does sell a unit directly, the sale and purchase agreement is with Meraas Development LLC and instalments go into the project's escrow account under Land Department rules, never to the broker.
On the numbers, treat the service charge as the figure that decides whether the yield works. A private park with pools, courts, a spa, a dog park and manned buildings is not cheap to run, and no charge is printed on the developer's page, so ask for the current rate per square foot before modelling a return. Aspect is the other variable: a home facing the park and one facing the street are different products at the same size. City Walk Crestlane is the developer's live release in the same destination, and Wincasa can put the current developer price list next to resale asking prices so the two can be compared honestly.
