How the collection works

MJL Residences is not a single building. It is the umbrella under which Meraas gathers the apartments across Madinat Jumeirah Living, the low-rise neighbourhood it built in Umm Suqeim between the Madinat Jumeirah resort and Sheikh Zayed Road. The developer describes the collection as one, two and three-bedroom apartments together with four-bedroom penthouses, which is the only place on its site where the penthouse stock is called out separately. Read this page as the map rather than the destination: the actual purchase always happens in a named phase, and it is the phase, not the collection, that determines the building, the outlook, the service charge and whether anything is available at all.

The phases listed under the collection include Lamaa, Al Jazi, Jadeel, Asayel, Lamtara and Rahaal, and the wider neighbourhood adds Jomana, Elara, Riwa and the newest release, Nourelle. Meraas records every one of the earlier phases as sold out. Lamaa is the one it has continued to report construction on, with its published note describing final fit-out, landscaping, snagging and authority approvals ahead of handover; the older phases carry no tracker at all, which on this site is how a completed release is presented. Nourelle is the exception and the only phase the developer currently shows with properties available, at a published starting price.

What the phases share is the neighbourhood itself, and it is a specific piece of design rather than a generic compound. The layout is pedestrian first: shaded walkways and wadi-style planting run between the blocks, wind-tower forms and courtyards give the elevations their character, and cars are pushed into basements so the ground level stays walkable. Meraas lists the collection's facilities as beach access, seaside promenades, swimming pools, an outdoor park with children's play areas, boutiques and restaurants, private landscaped terraces and hospitality on the doorstep. The crossing to the Madinat Jumeirah resort is made on an air-conditioned footbridge, and the souk itself stands directly opposite the community.

Because the collection is closed at the developer, the practical route in is a resale in one of the completed phases, or a new contract at the phase still selling. Meraas publishes no starting figure against the collection itself, so the honest answer at this level is price on request; individual phases are where a number can be established, and even there it is usually the seller's rather than the developer's. What to know before you enquire

Treat this page as the shortlist stage. A buyer who says they want Madinat Jumeirah Living usually means the neighbourhood, and the useful next step is deciding which phase and which layout, because that is what governs price and timing. If you need to move in soon, the answer is a resale in one of the completed phases. If you would rather have a new contract, a staged payment schedule and developer warranties, the answer is the phase still selling. Wincasa can price both against each other so that the decision is made on numbers rather than on which page you happened to land on.

Be careful with status and dates at collection level, because they describe a group rather than a building. Meraas marks the Residences collection as sold out, while the individual phases sit at different stages: some complete and lived in, one still being reported on as it approaches handover. The developer's collection page has carried a Q3 2025 marker against the Lamaa phase, and its own progress note has since run past that, describing snagging and authority approvals rather than completed handover. Whatever a listing or a badge says, get the current position for the specific building in writing before you exchange.

The economics of the neighbourhood come down to fixed supply. This is a small, gated, low-rise pocket of Umm Suqeim next to a resort, with no further land to release, so the phases turn over slowly between end users rather than trading in volume. Rental demand is steady and family-led, and the four-bedroom homes and penthouses are the scarcest stock. For a buyer that means few listings, prices anchored to the last comparable transfer, and an advantage to whoever is ready: finance agreed, documents checked, and a broker briefed on the exact layout you want.
