About La Mer

La Mer runs along the Jumeirah 1 coast, a short drive from the centre of the city, and it is the piece of Dubai seafront Meraas rebuilt from the sand up. The public face of it is the beach itself, now trading as J1 Beach, with beach clubs, licensed restaurants, swimming pools and live entertainment along the sand. Behind and beside that sit the residential neighbourhoods, built in a Mediterranean idiom of terracotta roofs, whitewashed stone, pastel walls and planted balconies, arranged around piazzas and linked by bridges. It reads as a small coastal town rather than as a Dubai masterplan, and that is the point of it.

The residential side breaks into clear pieces. Port de La Mer is the marina peninsula at the northern end, delivered in six phases — La Cote, La Rive, La Sirene, La Voile, Le Pont and Le Soleil — all now sold out at the developer, with a marina and yacht club the developer sizes at more than 190 berths. Sur La Mer is the gated run of townhouses set behind the beach. La Mer Maisons is a small group of villas. Solaya and Jumeirah Asora Bay are the current releases, both larger four to six-bedroom homes and penthouses, and both still carry developer prices, which are set out below.

Jumeirah Asora Bay carries the Jumeirah name. That is a third-party mark used by the developer on the project; Wincasa markets the homes and makes no claim to the brand and offers nothing on its behalf. The practical difference between the two live releases is scale and position: Solaya sits close to the beach clubs and the developer places J1 Beach around two minutes away, while Asora Bay is the larger, more private product at the higher price point. Buyers usually decide between them on whether they want to be in the middle of the district's evening life or slightly apart from it.

Who lives at La Mer is more mixed than the price suggests. Port de La Mer's apartments are held by a broad group of owner-occupiers, long-term tenants and second-home owners, and the beach clubs mean there is also a holiday-let layer. The townhouses and villas attract families who want a beach community with a gate. What everyone gets is the same daily geography: the sea in front, low-rise buildings, cafes, plant-based and fine-dining restaurants, yoga studios, a grocery and convenience shops within the district. It is one of the very few Dubai addresses where walking to dinner on the sand is a normal weekday.

On practicalities, Meraas puts La Mer beach around five minutes from the Port de La Mer apartments, City Walk and Downtown Dubai around ten, with Dubai International Airport and the DIFC further out and listed in the figures below. Jumeirah 1 is an established district, so clinics, supermarkets and vets are close by on Jumeirah Beach Road. Schooling is the usual Jumeirah question: the developer publishes no school inside the district, and families drive inland to the Jumeirah, Al Safa and Al Wasl school clusters, so confirm places and bus routes before committing. Parking is structured, and visitor spaces get tight on weekend evenings.

As a market, La Mer is the most liquid of the Meraas seafront destinations, because Port de La Mer alone delivered six phases of apartments that now change hands regularly. That gives buyers comparables and sellers a route out — a real advantage over the single-building island addresses. Rental demand is strong and seasonal, and short-term letting is common, so check the building's own rules if that is the plan. On any resale, ask for the service charge rate per square foot, whether the unit has beach club or marina access attached, the parking allocation, and how exposed the balcony is to the evening noise from the restaurants below.
