La Voile is one of the residential phases Meraas built at Port de La Mer, the Mediterranean-styled quarter that occupies the northern end of the La Mer peninsula in Jumeirah 1. The developer records the phase as sold out, so nothing here is offered by Meraas at a launch price; what reaches the market now arrives through resale, and Wincasa Properties works those listings on behalf of buyers. The key-facts bar Meraas publishes for La Voile runs from 1 BR to 6 BR, while the description on the same page refers to apartments of one to five bedrooms. Meraas has never published a starting price for the phase, so price on request is the honest position.

The setting is what buyers are paying for. Meraas anchored the quarter on a marina and yacht club it sizes at more than 190 berths, and the low blocks step back from the water in pale render and terracotta tile rather than glass. Boardwalks, small squares and footbridges tie the buildings together, so the walk from a front door to a mooring or a coffee is short and never involves a main road. The developer counts 55 dining venues along the waterfront and through the streets behind it. Meraas also lists direct beach access, swimming pools, 5-star hospitality experiences, boutiques and restaurants, and an outdoor park with children's play areas among the shared facilities.

Connectivity is the second argument. Meraas publishes drive times of 5 minutes to La Mer, 10 minutes to City Walk, 10 minutes to Downtown Dubai, 15 minutes to Dubai International Airport and 45 minutes to Al Maktoum International Airport. Those are the developer's own off-peak figures, and any buyer who will commute should drive the route at the hour they would actually travel. What the figures describe, though, is real enough: Port de La Mer sits inside the established low-rise half of Jumeirah rather than on an outlying spur, so errands, schools and the airport run all stay close. A beach address that still works on a Tuesday morning is the whole proposition.

Because the phase is sold out, a purchase here is a resale: the price is the owner's rather than the developer's, and the transfer is registered at the Dubai Land Department with Meraas remaining developer of record. Where a buyer takes a live Meraas release instead, the sequence is fixed — the enquiry reaches Wincasa, the sale and purchase agreement is signed with Meraas Development LLC, and each instalment is paid into that project's escrow account under Dubai Land Department rules. On a resale or a new launch, no money is ever paid to the broker.

What to know before you enquire

La Voile suits a buyer who wants a finished, low-rise beach apartment in old Jumeirah and is willing to buy from an existing owner rather than from the developer. Because the phase is sold out, the questions change shape: instead of construction milestones you are examining one specific home. Establish which building and floor it sits on, whether the outlook is marina, open sea or courtyard, what the service charge has actually run at over the last two or three years, whether the seller holds a mortgage that must be discharged before transfer, and whether any developer no-objection certificate is still outstanding.

On price, treat any figure you are quoted as a market figure rather than a developer one. Meraas publishes no starting price for La Voile, so price on request is the correct answer, and comparable evidence has to come from recent registered transfers in the same phase rather than from a brochure or an asking price. Port de La Mer trades as a family of phases — La Voile, Le Pont, Le Soleil, La Rive, La Sirene and La Cote — and the spread between them follows view, floor and distance from the water far more closely than it follows the phase name. A quiet inner apartment in one phase can sit well below a water-facing unit in another.

Two practical points before you commit. A berth is not part of an apartment: Meraas describes the marina as a facility of the community, and mooring is arranged separately, so get the position in writing rather than assuming it. And budget the transaction itself, because the Dubai Land Department transfer fee, trustee-office charges, agency fees and any service charge apportionment all fall due at registration and none of them appear on the developer's project page.
