The most likely reading is that the smaller layouts sold first and the key facts now reflect what remains, but that is an inference rather than a developer statement. Anyone planning around a specific size should ask Wincasa for the current release list in writing rather than working from the published range.
The amenity list is domestic in scale rather than resort-sized, which suits a scheme of this footprint. Meraas lists swimming pools, a kids' play area, a beach park, a yoga deck, a private cinema, a fitness studio, a hair salon, and a spa with a treatment room, and describes a residents' lounge alongside them. The grounds are gated with direct access to the beach, and the gardens run through into the beach park rather than stopping at a boundary wall. The developer also points to J1 Beach next door, which supplies the beach-club and restaurant side of the address without placing it inside the residents' gates — a separation that tends to matter more the longer people live somewhere.
