A figure on the record
Lamtara is one of the earlier apartment phases at Madinat Jumeirah Living, built to the same low-rise, courtyard-based pattern as its neighbours and turned towards the water, so the upper floors and roof terraces pick up the Arabian Gulf rather than only the internal gardens. Meraas released it with one, two, three and four-bedroom apartments and finished the interiors to the standard the neighbourhood is known for, with lobby lounges rather than a bare entrance hall. The developer records the phase as sold out. Everything that changes hands at Lamtara now is a resale from an existing owner, and the asking price is theirs to set rather than the developer's.
What makes this page useful is the number Meraas still publishes against it. The developer shows a starting figure of AED 1.53 M for Lamtara, where most of the completed phases in the neighbourhood show nothing at all. Read that figure for what it is: the entry price at the point of release, for the smallest layout, in the market of the day. It is not what a three-bedroom home costs now, and it is not a valuation. What it does give a buyer is a floor to reason from, and a way of judging whether an asking price today reflects a decade of neighbourhood growth or simply an optimistic owner.
Practically, Lamtara is also one of the better-documented phases on the developer's site. Meraas keeps a brochure, a floor plan and a payment plan available as downloads here, which is more paperwork than the other completed phases publish and a useful starting point when you are trying to establish what a specific layout contains. There is no construction tracker and no handover date on the page. Ask Wincasa to confirm the building's current position in writing rather than inferring it from the absence of a progress bar, and get the stamped plan and the registered area for the actual unit before you commit to anything.
The setting is the reason people buy in this neighbourhood at all. Lamtara sits inside the same gated, walkable grid as the rest of Madinat Jumeirah Living, with palm-shaded pools, gyms, daycare centres, a community hall, private gardens, resident basement parking and an air-conditioned footbridge across to the Madinat Jumeirah resort. Souk Madinat Jumeirah is across the road, and the developer's own drive times are shorter here than at several sister phases: 3 minutes to Mall of the Emirates, 15 to Dubai Marina and 20 to Dubai International Airport.
