Marsa Al Arab Residences is a serviced apartment building by Meraas on the Marsa Al Arab peninsula, immediately alongside Burj Al Arab. The developer lists homes of one to six bedrooms and publishes a starting figure of AED 46.00 M. Meraas records the project as sold out, so nothing is available from the developer at launch terms; a buyer arriving now is looking at the resale market, where the current owner sets the asking price and the timetable. Wincasa Properties, a Dubai brokerage and an authorised sales partner of Meraas, follows what returns to market on the peninsula and can say which lines, floors and aspects have traded recently and at roughly what level.
Meraas has drawn the architecture from superyachts: pale, sharply cut volumes, timber decking and long balconies intended to work as an extension of the living room rather than a strip of leftover slab. The homes are serviced, so concierge support, round-the-clock security and covered parking come with the building rather than as extras a resident arranges separately. Beyond that, the developer lists a swimming pool, fitness centres and a gym, a spa and wellness centre, recreation areas, parks and open spaces, children's play areas and restaurants and bars on site. Meraas has not published floor plans, unit sizes or a service-charge rate for this building, which is the first gap to close on any resale.
The peninsula is the reason most buyers look here at all. Meraas has built Marsa Al Arab as a seafront destination rather than a single residential plot: an eighty-two-berth marina for large yachts, a boardwalk, private beach frontage and a run of restaurants and lounges commissioned from international restaurant designers. A Jumeirah resort occupies the same peninsula, and a terrace of nine ocean-facing villas closes the boardwalk at its far end. For an owner, that means the ground floor of the address behaves like a resort and is open to visitors as well as residents. It puts a yacht club, a marina and serious restaurants at the door, and it also brings weekend footfall and valet traffic.
The drive times Meraas publishes put Souk Madinat Jumeirah and Mall of the Emirates about five minutes away, Jumeirah Beach Residence and Bluewaters Island about ten, Dubai Marina about fifteen and Dubai International Airport about twenty. That places the building inside the established western beach belt rather than on a newer edge of the city, with schools, clinics and supermarkets already trading within a short drive. The buyer this suits is someone who wants a serviced, low-maintenance second home on the water, or an owner who will let a high-specification apartment furnished.
