Closest to the keys
Castleton is one of the apartment buildings Meraas has raised inside Central Park, the landscaped core of City Walk, and the developer built it with one, two, three and four-bedroom homes. The trade it offers is one that few central Dubai addresses can make: windows that give onto planting and walking routes, with the district's shops, restaurants and cinemas a minute from the door. Meraas records Castleton as sold out. The developer is releasing nothing here and publishes no starting figure against the building, so every apartment discussed at Castleton today belongs to an existing owner, and the price is on request through Wincasa Properties rather than fixed on a price list.
What separates Castleton from its neighbours in the park is how far the programme has run. The developer's internal inspection, carried out in June 2026, put overall progress at 98.92%, while the Real Estate Regulatory Agency recorded 94.34% at an inspection the month before. Substructure, superstructure and infrastructure each read 100% on Meraas's published dials. The work still outstanding is the closing sequence rather than construction: Building Completion inspections, DEWA energisation, Dubai Civil Defence sign-off, and snagging and de-snagging across the development. Meraas states that the coming months are given over to final approvals and readiness for handover, which is a different kind of waiting from watching a frame go up.
The park is the amenity, and it is a real one rather than a strip of lawn between towers. Meraas lists a running track and an outdoor gym with fitness stations, courts for tennis and for squash, a half-court for basketball, swimming pools with water-play zones, a play area for children, a spa and sauna, and space set aside for yoga and meditation. The practical effect is that most of the reasons a resident would otherwise get into a car — a workout, a swim, an hour outdoors with children — sit inside the gates. In a city where the summer decides how much walking anyone does, that proximity counts for more than a plan suggests.
City Walk itself carries much of the argument. Meraas developed the district as a retail and dining quarter with homes and hotels layered around it, and the developer's own drive times put the City Walk mall one minute from Castleton, Coca-Cola Arena five, Jumeirah Beach ten, and Burj Al Arab, La Mer Beach and Dubai International Airport at fifteen each. Wincasa Properties markets Meraas stock as an authorised sales partner. On a building the developer has closed out, that work is resale: watching what owners actually list, comparing asking prices against recent transfers in the same park, and pointing a buyer towards a live release elsewhere when the resale arithmetic does not hold.
