Nine villas on the water
Marsa Al Arab Villas is a terrace of nine serviced homes by Meraas on the seaward edge of the Marsa Al Arab peninsula, a short walk from Burj Al Arab. Every villa has six bedrooms, sea on both sides and a private berth for a boat at the foot of the garden. The developer publishes a starting figure of AED 46.00 M and records the project as sold out, so there is no allocation left to take from Meraas at launch terms. Any purchase now is a resale negotiated with the current owner. The houses run over four levels, and Meraas describes the planning as an attempt to hold two things together at once: rooms that feel open to the water, and rooms that stay private from the boardwalk and from the neighbours a few metres away. The material palette is deliberately restrained and natural, cut in clean lines rather than heavy detail, in keeping with the superyacht language used across the destination. The homes are serviced, which brings concierge support, round-the-clock security and covered parking with the property. Meraas also lists a swimming pool, fitness centres and a gym, a spa and wellness centre, recreation areas, parks, play areas, restaurants and bars on site, and direct beach access.
The destination around the villas matters as much as the houses. Meraas has built Marsa Al Arab as a seafront quarter rather than a set of plots: an eighty-two-berth marina for large yachts, a boardwalk that runs the length of the peninsula, private beach frontage, and a group of restaurants and lounges commissioned from international restaurant designers. A Jumeirah resort sits on the same land, and Burj Al Arab is the immediate neighbour. Owning one of nine houses inside that is a particular proposition: near-total scarcity, a hotel-grade ground plane at the door, and an address that is also a public-facing destination with the visitor traffic that implies at weekends.
For daily logistics, Meraas puts Souk Madinat Jumeirah and Mall of the Emirates about five minutes away by car, Jumeirah Beach Residence and Bluewaters Island about ten, Dubai Marina about fifteen and Dubai International Airport about twenty. That is a settled part of the city with established schools, clinics and everyday retail rather than a frontier plot waiting on infrastructure. The buyer this suits is a family or an owner-occupier who wants a large serviced house with a boat berth and does not want the maintenance load of a standalone estate.
