Land, not a finished house

What Meraas is selling here is a serviced residential plot inside a gated community, not a completed villa with a handover date and a key. The buyer takes the land and commissions the house on it, which means appointing a designer and a contractor, working to the master developer's rules for the neighbourhood, and carrying the build programme themselves. It is a different exercise from buying a finished home, with a different risk profile, a different cost structure and a much longer timeline before anyone moves in.
Meraas places the plots in Nad Al Sheba Gardens Phase 4, which the developer describes as a continuation of the community already established in the earlier phases: greenery, walking routes, fitness and leisure facilities and quiet lawns rather than a dense grid of houses. The wider Nad Al Sheba Gardens masterplan is a private gated community laid out around a spine of walkable roads with cycling and running tracks, and it carries an events lawn and amphitheatre, a yoga lawn, sports facilities, a lagoon, a wave pool, play areas and a dog park. A plot buyer is buying into that framework as much as into the land itself.
The developer publishes very little else. There is no price on the plots page, no plot size range, no availability status, no payment plan and no infrastructure completion date. Meraas does make a brochure and a masterplan document available on enquiry, and Wincasa Properties can send both along with whatever current plot schedule the developer is releasing. Where a figure is not published, this page does not invent one: the price is on request, and the plot dimensions, permitted footprint, height allowance and design guidelines all have to come from Meraas in writing. Treat any number quoted to you elsewhere without a developer document behind it as unverified.
The buyer this suits is someone who genuinely wants to design their own house and is prepared to run a construction project to get it, usually a family building for the long term rather than an investor looking for a quick turn. In exchange for the effort, you get control over layout, orientation, specification and budget that no completed villa offers, on land inside an established gated community.
