Seven houses on the shore
Bulgari Ocean Mansions is a group of just seven houses at the northern end of Jumeira Bay Island, placed hard against the water with the sea directly in front of them. Meraas is developing the mansions and has named them under the Bulgari name, releasing every one as a five-bedroom home. The developer publishes no price and records the project as sold out, so the price is on request and no developer inventory remains. Seven houses is a very small number even by the standards of this island, and that scarcity, rather than any single feature of the specification, is what the project is really selling.
ACPV ARCHITECTS Antonio Citterio Patricia Viel designed the mansions. The most visible move is the roof: glazed terracotta laid over the houses so that the volumes are partly concealed and the light falling across them shifts through the day. Inside, the developer describes grand entrances, full-height windows and a stair that ties the living levels together, with wide wooden balconies along the seaward face and an infinity pool finished in Italian mosaic. The master suite is placed in a corner of the house behind a wrap-around balcony, so it takes in both the sea and the Dubai skyline. Meraas specifies wooden flooring, large fitted closets, and finishes in precious stone and porcelain.
The mansions sit inside the island's wider set of facilities rather than standing on their own. Meraas lists landscaped gardens and Mediterranean planting around the homes, a 50m horizon pool, private pools, a concierge on hand, fine dining, a spa of 1,800 square metres with 7 treatment rooms, and the 50-berth marina and yacht club within the island's marine complex. Access is over a single bridge, which is what produces the privacy that buyers come here for. The developer puts the island 5 km from Sheikh Zayed Road and gives 8 minutes to City Walk, 12 to DIFC, 14 to Downtown Dubai and 18 minutes to both Burj Al Arab and Dubai International Airport.
The stage of construction matters more here than on most sold-out projects. The developer's published update records marine works as complete and describes the scheme as moving towards the start of main construction, with foundation works expected to begin in the months that follow, so these houses are early rather than nearly finished. Meraas states no handover date on the project page. On process, Wincasa Properties takes the enquiry as an authorised sales partner of Meraas: where a developer unit exists the sale and purchase agreement is signed with Meraas Development LLC and instalments are paid into the project's escrow account under Dubai Land Department rules, never to the broker. Any purchase now would be an assignment, which requires the developer's no-objection certificate.
